What is causing my roof to leak?
Roofs usually leak at lower slope areas, transitions, valleys, or roof penetrations, including chimneys and skylights. Roofs rarely leak out in the open with nothing around, but nothing is impossible. If a newer roof has a leak, it is likely due to workmanship error.
How much does a roof repair cost?
Most repairs range from $200 to $2,000, depending on complexity and the cost of the materials used to repair.
How long does a roof replacement take?
Most average-sized homes take only approximately one day to complete. However, it's always best not to rush it. Dowell Roofing strives for excellence, not speed. We progress as quickly as possible without sacrificing workmanship.
What roofing services do you offer?
Dowell Roofing offers residential tear-off and replacement, both shingle and metal roofs, roof repairs, free inspections, commercial cap sheets (such as TPO, and PVC), roof coatings, counter flashing, masonry seal work, gutter cleanout and repair, standing seam, and facia trim repair.
Do you offer emergency roof repair?
If we can safely get someone to your home to repair or tarp it in the event of an emergency, we most certainly will.
What Middle Tennessee areas do you serve?
Dowell Roofing gladly provides our expert roofing services in most Middle Tennessee areas, including Murfreesboro, Smyrna, Lavergne, Franklin, Brentwood, Nashville, Manchester, and Shelbyville. We also service the outlying rural areas surrounding Rutherford, Williamson, Davidson, Coffee, and Bedford Counties.
How much does a roof inspection cost?
A roof inspection costs you nothing! We always offer free inspections.
How do I know if my roof needs to be replaced or repaired?
Most roofs can be repaired. Whether replacement is advisable often depends on the age of the roof. When granule loss is significant and the fiberglass backing is evident, this can be indicative that a roof is approaching the end of its life and needs to be replaced. Also, the shingle seals of an older roof will begin to deteriorate, and you will see an increase in shingle loss during storms.
What are the signs of hail damage on a roof?
For homeowners' claims, insurance companies often require visible "pock marks." Hail must usually be large enough to damage the shingle's backing. This can be tricky because sometimes the damage is not immediately easily seen, especially on a newer roof, and may only become more visible after a few years. If you are unsure whether your roof has been damaged by hail, getting a professional's opinion is always best.
Can missing shingles cause roof leaks?
Yes; often not immediately, but eventually, missing shingles will leak.
How long do asphalt shingle roofs last in Tennessee?
Most roofs need replacing after 20 to 25 years. This depends on the quality of the shingles, workmanship, and weather.
What roofing material is best for Tennessee weather?
Considering both cost and longevity, asphalt shingles are still the best choice for most homeowners. While standing seam metal can last twice as long as shingles, it can cost three times as much.
Will insurance pay for my roof replacement?
Whether (and how much) an insurance company will pay for roof replacement depends on the particulars of homeowners' policy and is ultimately the determination of the adjuster. However, if Dowell Roofing detects storm damage, such as hail or wind damage, we do our best to advocate for you, including writing a letter to your insurance company with photos showing the damage, and meeting with the insurance adjuster onsite if necessary.
How does the insurance claims process work for roof damage?
If you think your home has sustained damage, we are happy to inspect it at no charge. If we see significant damage, you should contact your home insurance company to file a claim. Once a claim has been filed, an adjuster is typically assigned to determine if replacement is necessary and the amount the insurance company is willing to cover. Dowell Roofing will help provide photos of damage, write a letter detailing the damage, and meet with the adjuster onsite if necessary.
Can a roof leak cause mold?
We have never seen a roof leak cause a significant mold issue in a house. From our experience, most homes with significant mold develop the issue due to moisture from condensation (caused by a lack of airflow) and moisture under the home. For mold caused by condensation, ensuring the home has proper ventilation is key.
